These
homes are great values
and worth the little extra effort required to find and
buy one! Please read the explanation below or contact
us for an explanation of how to view and purchase a HUD
property. To view HUD properties you have three options:
(1) Contact Nancy and I (or any Realtor registered with
HUD) and have us send the MLS listings to you by e-mail
and show you the property; or (2a) Perform your own search
by clicking on this
Nationwide HUD Search link, then call us to show you
the property, or, (2b) if you are interested only in Tennessee
properties, click on the Tennessee
Search link which will take you to the Bid Select
Tennessee HUD Property Search; or, (3) Click on the HUD
and REO links for the type property you are interested
in. Then, call us to show you and bid on the properties.
To
bid on a HUD/VA property you must utilize the services
of an approved HUD/VA broker (hopefully, you will call
us) and have a pre qualification letter from your lender
in a special HUD format at the time you submit your bid.
The simplest way to pre qualify for financing is to contact
Coldwell Banker Mortgage on their toll free line. There
is no cost or obligation. Within 30 minutes you should
be pre qualified and your letter on the way. Call 866-873-3375
seven days up to 8:00 p.m. CST, tell them we asked you
to call, that you want to buy a HUD home, and that it
is ok for them to discuss your application with us. They
will provide us a copy of your approval and we will then
be ready to look at homes. If you would like, you may
contact us and have us contact Coldwell Banker Mortgage
with you on the phone to assist you in the pre qualification.

The
bid period on new HUD listings is very limited - no more
that nine days or less. It is important to view the properties
and to submit your bid as soon as possible after the home
is listed for sale. It will be a lot simpler and easier
for you to call us and let us walk you through the process
of acquiring a HUD home. We will provide you with a complete
list of available properties and daily updates by e-mail.of
properties meeting your specific needs. This way you will
get these listings before most Realtors are even aware
of them. Then, just phone us to see any property.
